Reservation & Cancellation Policy: A 50% deposit is required with all reservations at the time of reservation. A fll refund is provided if reservation is cancelled three weeks prior to arrival date. Please understand the reason for this policy is when your stay is reserved, we must refuse other guests desiring stays during your reservation period.

Check-in time: 1pm - 6 p.m. Late check-in may occur after 6pm only with prior arrangements and may require additional fees. This is a family operated luxury venue but not a 24/7 hotel reception desk.
Check-out time: 11 a.m. to allow us to prepare for follow-on guests

We encourage earlier check-ins to allow uo otime to familiarize you with the Cottage and its features and amenities.

Registered guests must be present at checkin to present payment and identification. We validate all credit card payments to protect your accounts.

Reservations, Rates & Policy

At Eagles Nest Cottage, our motto is “It’s about you and the view.” You are #1 and we value your decision to stay at our exclusive venue. We strive to make this a premium, infinitely relaxing, and luxurious vacation stay of unparalleled serenity for you on our private gated country estate.

Eagles Nest Cottage is very, very special to our friends and guests, we request you enjoy and respect this special place. Like 99% of our guests, we are respectful, honorable, well mannered folks. A very few guests have made it necessary to state following rules - but we expect resrating these is unnecessary for most... however please bear with us, and accept our apologies...

Guest Policies

• Guests: All guests must be registered with the Eagles Nest Guest Office including approval of any planned visitors. Please plan to provide your drivers license at check-in to protect against credit card fraud.
• Smoking: We are a non-smoking lodging venue. For the comfort of our guests, smoking is not permitted indoors or on the deck. (There a posted $250 extra charge to cover the additional cleaning and labor needed for deodorizing/smoke remediation, or at innkeeper's option guests may be asked to vacate without without a refund).
• Children: While our guests thoroughly enjoy this hillside view cottage, by its very nature, it offers too many attractive nearby climbing opportunities for adventurous little-folks. Therefore, we request for the relaxation and enjoyment of all that guests be limited to adults, if children are present please watch over them carefully.
• Pets: We love our pets dearly however city pets in rural areas can become easily disoriented and then lost on large country estates and large adjacent acreages, so please make alternate arrangements for your pets during your stay. We can provide some local pet lodging referrals. Aaccomodations of small pets may be arranged with prior permission and payment of additional pet cleaning fees, and owners are responsible for any ensuing pet damage to the cottage, its contents or landscaping.
• Payment: Funds are payable in U.S. dollars and balances are payable upon arrival check-in. We honor MasterCard, Visa, Discover, and American Express credit cards. Any card-not-present charges are considerd additional fees beyond normal card present charges.
• Reservation Deposits: Must be guaranteed with a 50% credit card deposit at the time of reservation. The balance must be paid in full upon arrival. We realize it is difficult to make reservations in advance of arrival without previous inspection or experience. Our web site has extensive photos and descriptions.  We will do whatever is in our power to meet your comfort needs and expectations. Your deposit holds your reservation as we must turn away other paying guests seeking accomodations - your deposit is mutually beneficial holds your reservation, prevents our losses from last minute vacancies.
• Parking: Limited to one car unless prior arrangements are made prior to check in.
• Rates: Basic rates are based on a maximum of two adult persons (one Queen bed) in the cottage. This is primarily a two person venue with one bath, a fold-out sofa bed is an available contingency however arrangements and fees for additional bedding require prior coordination, approval, and payment.
• Occupancy Limits: Occupancy is not to exceed two persons unless prior arrangements are made and confirmed in writing. If more than the maximum number is found to be occupying the leased property, the Rental Agreement may be immediately terminated by verbal notice of the owner, without refund at the sole discretion of the owner. The person making the reservation will be responsible for all fees and or damages. Over-occupancy is considered a SERIOUS VIOLATION of the terms of your lease and you will be asked to vacate immedately without refund. Any guest having house parties or personal gatherings without prior approval, found with non-paying overnight guests, disturbing neighbors with loud unnecessary noise, amplified sound, bad behavior or found with an unauthorized pet will asked to vacate with no refund, and will be resonsible for all damages prior to and upon vacation. Festive decorations must be approved in advance and renters are responsible for any mountig/removal damages to the cottage resulting from the decorations.
• Cottage Contents: The Cottage is a fully furnished premium venue with all ammenities. Please respect the valuable antiques, bedspreads, drapes, other contents and unique décor. Bed spreads and linens are not to be placed on the floor. Local Ramona Valley wines are for advertising/display purposes for area wineries and are not intended for consumption or sale. We can advise guests of convenient purchase locations and area wineries. Guests are responsible for replacement cost resulting from any breakage of Cottage contents.
• ADA Compliance: Eagles Nest is specifically exempted from the provisions of the American Disabilities Act (ADA) which excludes owner establishments of 5 or fewer rooms. We apologize to those with special needs.
• Violation: of any of the above policies and as reviewed and discussed during check-in, will result in an immediate requirement to vacate the premisis, forfeiture of rental fees, and departing guest will be responsible for cleaning charges, payment for any damaged or missing items, forfeiture of any deposit which will be charged to the guests credit card as agreeded at check-in.
• House parties/gatherings– Rental Guest(s) understand that Eagles Nest will accept responsible adults over the age of 21 only. Parties or private gatherings are not permitted unless arranged for/agreed upon prior to check-in and additional fees paid. Guest(s) agree that only the registered guests shall occupy the premises after 10:30 pm. If more than the number of named persons occupies the cottage, renter understands they will be asked to vacate immediately and any rent will be forfeited along with security deposit, and any resulting damages will be charged to your credit card security deposit. Guests must refrain from disturbing or offending adjacent property owners, horses, or discharging firearms or using fireworks of any kind. Quiet time is from 8 PM till 7 AM . Consumption of alcohol will be in accordance with California Department of Alcholic Beverage Control (ABC).

Deposit:

• We require a deposit equal to 50% of the quoted rate. You may use a credit card to secure the cottage reservation.

Security Deposit

• Security/Incidental Charges: Upon check in, occupants will be required to leave a credit card imprint for any incidental charges. We accept American Express, Visa, MasterCard and Discover. Otherwise occupants will be asked to leave a cash deposit equal to one nights occupancy fee. This will be returned within 7 days after departure to allow for inventory of cottage.

Cancellation Policy:

• No-show and same day cancellations will be charged for the entire stay as compensation for lost business.
• Cancellations must be discussed in-person or over the phone and confirmed in writing. Blind e-mail, voice-mail, or fax notifications are NOT sufficient to cancel a reservation and must be backed up by in-person telephone call to (760) 505-8229. You will receive a written confirmation of your cancelation reflecting fees and refund arrangements.
• If you choose to cancel your stay with us, we will be happy to refund your deposit provided that you provided a three weeks notice, otherwise 1/7th (one day) of the weekly rate will be charged as a service charge.
• Eagles Nest Cottage reserves the right to cancel any reservation due to:
  • Customer not showing up at scheduled arrival time
  • Upon a 24 hour notice to the guest.
